Build at Beyond

Beyond Today was established in 2008 by the Wright family. More like a sanctuary than a residential estate, they had a vision of creating a community that would be an extraordinary place in which to live and prosper.

Every home in the award-winning, coastal estate has been built to high energy-efficient standards. Instead of simply providing the required 12 percent of open space, the development offers a staggering 47 percent of landscaped reserves, parks, and wetlands in the residential estate alonewith another 64 hectares of wetlands and native re-vegetation next door. This means that 93 percent of the allotments are located alongside or overlook some form of vegetated reserve or park.

Experts in planning, landscape design, and building design were engaged to develop guidelines that allowed the greatest benefits to living experience through best layout of streets, parks and view lines, and quality of buildings that are economically and energy efficient.

Building design, building materials, and plantings have been carefully researched to ensure that homes and gardens are energy efficient, physically comfortable, visually appealing, well-articulated, cost-effective to maintain, and responsive to the local climate.

The Beyond Today Building Design Guidelines are set out to ensure and ideal residential development founded on sustainable living and capital growth.

They cover:

  • orientation to winter sun

  • optimal placement of windows for light, winter warmth, and summer breezes

  • external shading for summer coolness

  • zero overshadowing from neighbours

  • indoor/outdoor living area linkage

  • solar hot water supply

  • solar energy supply

  • thermal mass for heat conduction

  • materials with the lowest toxicity and lowest environmental impact

  • rainwater harvesting

  • a recommended plant species list, pest control, and environmental weeds list.
